Flipping a fixer upper – Bathrooms

The bathroom is one of the most important rooms in the house when you are flipping a house. The state of the bathroom can be the difference between multiple offers and no offers at all for your house when you put it on the market.

You do not need to spend a lot of money on the bathroom but you need to make sure that it seems nice and clean. The bathroom and the kitchen are the two rooms where you should always be willing to spend a little bit more money and are two areas where you get a good return on your money.

Below we are going to look at the key things to think about when you are renovating a bathroom.

Tile

A bathroom should always have a tiled floor and tiled walls. It is common that flippers try to save money by only putting tiles half way up on the wall. This is a mistake. Tiles do not have to be expensive and by putting tiles all the way up to the roof you will create a bathroom that feels a lot cleaner and a lot more luxurious without having to spend a lot of extra money. At least not if you put in the tiles yourself. Tilling is surprisingly easy and there are plenty of videos that will teach you how to do it on youtube.

The reason that you should never tile half the wall is that this causes the other part of the wall to feel dirty by comparison. It is especially important to never half tile a bathroom if you want to rent the house.

Subway tiles are always a good choice but there are plenty of different tiles that can give a good result. Avoid clean white tiles as that can make it feel like a public bathroom. I recommend using a grey, beige or brown tiles with a flat (matte) finish. Do not use a glossy tile because they might feel cheap.

The Toilette

There is only one color of toilette that is acceptable in a modern bathroom if you plan to sell the house and that is white. Chose a toilette that is a suitable size. Avoid buying a cheap small toilette since that might be uncomfortable for adult men. Very tall toilettes can be unsuitable for women and children and should therefore also be avoided. Try to find a mid-sized toilette that suits an entire family.

It is usually best to replace the toilette unless it is in very good conditions.. None white toilettes should be replaced regardless of condition.

Shower and bath

It is very important that you make sure that the shower is clean and large enough to fit an adult man. Se if you can expand the bathroom if there is no room for a full sized shower in the bathroom. The most important thing is to make sure that there is enough headroom for an adult to stand up in the shower. Always use metal fittings. Avoid plastic that will make the renovation look cheap and poorly made.

Several bathroom

If there are several bathrooms then you should make sure that all of them feel clean but it is okay if not all of them have full sized showers. A secondary bathroom without a shower can be a blessing for a large family.
